Insite Properties is a regional full service commercial real estate operating company that is primarily focused on medical and professional office properties.  Our investment objective is to provide opportunities that allow us and our joint venture investment partners to receive attractive risk-adjusted returns through investing in the acquisition of “off-market, value-add” opportunities, which we source through an aggressive “grassroots” effort that relies heavily on relationships and direct communication with owners, brokers, lenders, bankers, attorneys, users, etc. that the company has developed and nurtured over the many years we have been in business. 

We invest our capital, often in combination with additional joint venture capital, in professional and medical office properties in the Southeast region of the U.S. in an effort to maximum value creation for ourselves and our investor partners.

Medical Office

Insite Properties acquired its first medical office buildings (MOB’s) in 2005 and have been focused on the asset class ever since. We have developed, acquired, capitalized, managed, leased and disposed of a variety of MOB's throughout various markets in the Southeastern region of the United States and believe the asset class is able to provide the investor stable returns necessary to attract capital sources to commercial real estate investment. Our targeted medical office investments are generally:


  • Anchored by local hospital systems or large regional medical practices
  • Present a “value-add” opportunity
  • Positioned in "high growth" corridors
  • Primary care in nature with proximity to either hospitals or free-standing emergency departments
  • Contain ambulatory surgery centers

    Insite Properties seeks to identify quality multi-tenant professional office buildings that "have a value-add story to tell" in the Southeast. Our criteria for these buildings include:

  • Value-add proposition
  • Urban or densely development suburban location with high barriers to entry
  • Stable operating history
  • Ability to employ our proven marketing program to reach stabilization
  • Ability to decrease operating expenses through effective management and economies of scale obtained by combining the service contracts with those of other assets in our portfolio
